FAQ: selling property without an estate agent

Answers about listing on mysavvihome.com from £49.99 a month with zero commission. We are not an estate agent and Major portal syndication (Rightmove/Zoopla) is not included yet. Official sale guidance: GOV.UK: buying and selling your home. Typical agent fees: HomeOwners Alliance. Worked UK fee examples: how much estate agents charge.

What is My Savvi Home?

My Savvi Home is a UK property advertising platform, not an estate agent. You list a home for sale or to let on mysavvihome.com for a flat monthly fee from £49.99. There is no commission on the agreed price, so you keep 100% of the sale. We show the listing and relay buyer enquiries. A verified seller badge is applied after checks where those checks are completed. It is not a guarantee that every seller or every home has been identity-checked and ownership-checked. You arrange viewings, negotiate, and instruct a solicitor yourself. Official steps for a sale are on GOV.UK: buying and selling your home. Typical high street agent fees are summarised by the HomeOwners Alliance. Listings go live on mysavvihome.com today. Major portal syndication (Rightmove and Zoopla) is not currently included.

How much does it cost to list a property?

Essential listing is £49.99 per month and Premium is £79.99 per month, billed while the advert is live. There is no percentage of the sale price. A typical sole agency fee of about 1.42% including VAT is the HomeOwners Alliance figure for high street agents. On a £300,000 sale that is thousands of pounds, versus £499/year for Essential on annual billing. You can cancel in the seller dashboard. The listing stays live until the end of the paid period. Conveyancing, Energy Performance Certificates, and tax are separate. See GOV.UK: tax when you sell your home and the HomeOwners Alliance estate agent fees guide.

How do I create a listing?

Register, pick Essential or Premium, then add address details, photos, price, and a description in the listing builder. The team reviews the listing before the advert goes live, usually within 24 hours. A verified badge is not a universal identity or ownership guarantee. Once live, buyers search Browse, open your page, and send an enquiry to your dashboard. You handle viewings and offers. Legal transfer still needs a solicitor or licensed conveyancer. GOV.UK sets out that process on buying and selling your home. An Energy Performance Certificate is required to market most homes in England and Wales. Check current rules on GOV.UK before you publish.

How do buyers contact me?

Buyers submit a form on your listing. You get the message by email and in the Seller Dashboard. You reply on the platform. We do not run a high street branch, so there is no agent in the middle of that thread. Screened enquiries reduce tyre kickers. You still decide who views the property. This is advertising and messaging, not a managed sale. For the legal side of agreeing a sale, use a solicitor and follow GOV.UK: buying and selling your home.

Are buyer enquiries verified?

We check buyer enquiries before they reach you, including identity and contact details, so you spend time on genuine interest. That is a platform screening step, not a government ID check and not a guarantee that every buyer will complete. You should still satisfy money laundering and conveyancing requirements through your solicitor. Treat any request to pay a deposit outside the legal process as a red flag. Never transfer money to a buyer or seller who will not use a solicitor. Official consumer guidance on selling sits on GOV.UK: buying and selling your home.

Can I cancel my subscription?

Yes. Cancel in the Seller Dashboard at any time. There is no exit fee and no lock in contract. The listing stays active until the end of the current billing month, then it comes down. Your account remains so you can relist later. Card payments go through Stripe. This is an advertising subscription, not an estate agency retainer. If you have already accepted an offer, cancelling the advert does not complete or unwind the legal sale. Your solicitor still handles exchange and completion under GOV.UK rules for selling a home.

What payment methods do you accept?

We take major UK debit and credit cards through Stripe. Transactions are encrypted. We do not take cash or bank transfer for subscriptions. Invoices and VAT details are in your account when issued. The monthly fee is for the listing only. Solicitor fees, surveys, and stamp duty (if you are also buying) are paid to those parties, not to us. Failed cards pause the advert at the end of the paid period. GOV.UK explains tax on a sale at tax when you sell your home.

What types of property can I list?

Residential sales and lettings in England, Wales, and Scotland: houses, flats, new builds, and higher value homes. Commercial property is not supported. You must have the right to market the property. Most homes need a valid Energy Performance Certificate before advertising. Confirm current exceptions on GOV.UK. Listings go live on mysavvihome.com today. Major portal syndication (Rightmove and Zoopla) is not currently included. Buyers who only use those portals will not see your home through us. Compare that model with typical agent fees on the HomeOwners Alliance fees guide.

How long does it take for my listing to go live?

Most listings are reviewed within 24 hours after you submit photos and details. A verified badge is not a universal identity or ownership guarantee. Incomplete packs take longer. Once approved, the page is visible on Browse and to search engines. Premium plans can sit higher in our own search. Speed to first enquiry still depends on price, photos, and location, not on an agent’s mailing list. While you wait, read GOV.UK: buying and selling your home so the legal file is ready when an offer arrives.

Is my personal data safe?

We process personal data under UK GDPR. Details are used to run your account, listing, and enquiries. We do not sell your data to mortgage or insurance partners as the business model. You can ask for deletion under the Privacy Policy. Payments are handled by Stripe. This is general information, not legal advice. ICO guidance and our Privacy Policy govern the detail. For the property transaction itself, your solicitor handles the official file described on GOV.UK: buying and selling your home.

Do I need an estate agent?

No, not to advertise on My Savvi Home. Private sale is legal in the UK. You still need a solicitor or licensed conveyancer for the transfer, and you still need the documents a buyer’s lawyer will request. The HomeOwners Alliance explains what agents usually charge if you prefer that route. We charge a monthly advert fee instead of commission. We do not conduct viewings or negotiate for you. If you want a managed service, hire an agent. If you want the listing only, use this platform and follow GOV.UK: buying and selling your home.

How does My Savvi Home compare to Sold.co.uk, 99home, or Bettermove?

On 25 September 2026 the Sold.co.uk homepage marketed a free cash offer and a free estate-agency route. No completion price is stated from that page. On 25 September 2026 the 99home homepage showed £99, £799 and £1,499 including VAT, with Rightmove at £149 a month on the £99 tier. On 25 September 2026 the Bettermove homepage said zero fees, with cash offers typically up to 80% of open market value and an investor route up to 93%. My Savvi Home is advertising only: £49.99 or £79.99 a month, 0% commission, you run viewings. Full tables: [Sold](/compare/sold), [99home](/compare/99home), [Bettermove](/compare/bettermove).
