My Savvi Home

Zero commission property selling in four steps

My Savvi Home is a UK advertising platform for zero commission property sales. You list on mysavvihome.com for a flat monthly fee from £49.99 and keep 100% of the agreed price. Major portal syndication (Rightmove/Zoopla) is not included yet. You handle viewings and instruct a solicitor. Official sale steps are on GOV.UK: buying and selling your home. Typical agent fees are summarised by the HomeOwners Alliance and in our guide to how much estate agents charge in the UK.

For a longer private-sale checklist, see sell without an estate agent.

Step 1: Create your listing

Sign up, then add the property address, price, description, and photos. Five photos on Essential, more on Premium. Write facts a buyer can verify: beds, tenure, council tax band if you have it, and parking. You will need a valid Energy Performance Certificate to market most homes. GOV.UK covers EPC rules and the sale process. Submit the pack for review. A verified badge is applied after checks where they are completed. It is not a universal identity or ownership guarantee. This step is advertising copy and evidence, not a valuation appointment with an agent.

Step 2: Choose a plan

Essential is £49.99 a month. Premium is £79.99 a month. Both are zero commission. You are paying for the advert on mysavvihome.com, not for a percentage of the sale. The HomeOwners Alliance publishes typical high street fees around 1.42% including VAT for sole agency, which on a £400,000 home is thousands of pounds. Cancel any month. We do not add referral fees for mortgages or insurance. Compare live prices on the Pricing page before you pay. Package fees at online agents change, so always check their current site as well as ours.

Step 3: Go live on mysavvihome.com

After approval, buyers find the listing on Browse and on search engines. Major portal syndication (Rightmove and Zoopla) is not currently included; Share your page URL yourself if you want extra reach. Enquiries land in your dashboard. Premium can receive priority placement on our site. Treat the live advert like any other public notice: keep the price and photos truthful. Official marketing rules, including EPCs, sit on GOV.UK. Update the listing if the price or availability changes so buyers are not misled.

Step 4: Manage the sale yourself

You book viewings, take offers, and instruct a solicitor. We do not attend viewings or negotiate. When you accept an offer, the legal file follows the same path as any private or agent led sale. Use GOV.UK: buying and selling your home and, if tax may apply, tax when you sell your home. This page is general information, not legal or tax advice. Completing the sale is the solicitor’s job. You keep 100% of the agreed price minus your own legal costs, not minus our commission, because we take none.

Common questions

Is zero commission too good to be true?

No. We are an advertising platform. We do not manage viewings, negotiate, or do conveyancing, so we do not charge for those jobs. You pay £49.99 or £79.99 a month for the listing. High street agents typically charge a percentage. The HomeOwners Alliance cites about 1.42% including VAT for average sole agency. On a £350,000 sale that is thousands of pounds. You still pay a solicitor. See GOV.UK: buying and selling your home. Major portal syndication (Rightmove and Zoopla) is not currently included.

Do I still need a solicitor or conveyancer?

Yes. In England and Wales you use a solicitor or licensed conveyancer for the legal transfer. In Scotland you use a solicitor. That cost applies whether you used an agent or this site. Fees vary with price and complexity. We do not provide that service. Start with GOV.UK: buying and selling your home. If Capital Gains Tax might apply, read GOV.UK: tax when you sell your home and take advice. This is general information, not legal advice.

How will buyers find my property?

The listing is on mysavvihome.com, with search filters for location, price, and beds. Search engines can index the prerendered page. Major portal syndication (Rightmove and Zoopla) is not currently included. Buyers who only use those portals will not see your home through us unless you share the link. Premium can appear higher in our own results. Quality photos and an honest price still matter more than the URL. Pair the advert with the legal checklist on GOV.UK.

Can I cancel my subscription anytime?

Yes. No tie in, no exit fee. Cancel in the dashboard. The advert stays up until the paid period ends. Cancelling does not cancel a sale that is already with solicitors. Keep paying only while you want the public listing. Card billing is via Stripe. If you relist later, you start a new review only if the property details changed. For the property file itself, stay with your solicitor and the GOV.UK sale guide.
