A common fear among private sellers is conducting viewings. But think about it: an estate agent has likely only spent 15 minutes in your house. They don't know how warm the living room gets in winter, or how friendly the neighbours are. You do.
Plan your route. Start in the best downstairs room (usually the kitchen or living room), move through the rest of the ground floor, go out to the garden, then head upstairs. Finish back in the best room.
1. Give Them Space
Welcome them at the door, show them the layout, but let them walk into rooms first. Don't hover over their shoulder. Say, "Feel free to have a good look around, I'll wait here in the hallway if you have any questions."
2. Anticipate the Questions
Buyers will inevitably ask:
- *Why are you moving?* (Keep it positive: "We need more space," not "We hate the area.")
- *How old is the boiler?*
- *What are the neighbours like?*
- *Is there a chain?*
3. Highlight the Unseen Benefits
Point out things they can't see. "The loft is fully boarded," or "We get the sun in the garden right up until 8 PM in the summer."
Expert Insight: Creating Atmosphere
Before the viewing, ensure the house smells fresh (brew coffee or bake bread if you want to be cliché, but opening windows for 10 minutes is usually better). Ensure the temperature is comfortable—turn the heating on if it is winter.
