How to Write a Property Description That Actually Sells
Skip the Clichés and Sell the Lifestyle
Buyers can already see that your house has "three bedrooms" and "gas central heating" from the basic details. Your description shouldn't just repeat the facts—it should sell the experience of living there.
Expert Insight: The Golden Rule of Copywriting
Features tell, benefits sell. Don't just say "South-facing garden". Say "A sun-drenched, south-facing garden, perfect for summer barbecues and evening drinks."
1. The Hook (First 2 Sentences)
Start with the absolute best feature of the house. Is it a five-minute walk to a top-rated school? Does it have a brand-new kitchen?
2. The Walkthrough
Guide the buyer through the home logically. Start at the front door, move through the living spaces, into the kitchen, and then upstairs to the bedrooms.
3. The Local Area
Buyers aren't just buying a house; they are buying a neighbourhood. Mention the nearest train station, local coffee shops, parks, and schools.
Keep paragraphs short (2-3 sentences max) and use bullet points for key features. Buyers scan listings; they don't read them like a novel.
