Yes, You Legally Need an EPC

An Energy Performance Certificate (EPC) rates your property's energy efficiency from A (most efficient) to G (least efficient). It is a legal requirement in the UK to have a valid EPC, or to have at least ordered one, before your property can be marketed for sale.

Pro Tip

Before you pay for a new EPC, check the government's EPC register. EPCs are valid for 10 years. If you bought your house recently, your old certificate might still be valid.

## How to Get an EPC Without Paying Extra

If you sell through a traditional agent, they will usually offer to organise the EPC for you. They typically charge around £100 to £120 for this service. However, the assessor doing the work is usually charging the agent about £60.

The Smart Approach:
1. Go to the official government EPC register.
2. Search for accredited assessors in your postcode.
3. Book them directly. You'll pay the true cost (usually between £60 and £80) and get the exact same certificate.

10 Years
EPC Validity

Once you have an EPC, it remains valid for a full decade, whether you sell, rent, or stay in the property.
